Thermal / Infrared Imaging

Some of a home's biggest problems are invisible to the naked eye. Infrared imaging reveals the hidden moisture, energy loss, and electrical hot spots that a standard look walks right past.

Reveal What the Eye Can't See

Thermal or infrared imaging uses a thermal camera to read the surface temperatures of a home — and those temperature differences reveal what's happening behind the walls. Rick uses it to surface hidden moisture, missing insulation, energy loss, and overheating electrical components, documenting each with imagery.

The belief is that the most important clues are often invisible. A wet wall, a gap in the insulation, a connection running hot in the panel — none of these show up in a normal visual scan, but all of them show up in infrared.

It's a powerful, non-destructive add-on to any inspection. As a TREC-licensed Professional Inspector (#25917), Rick brings infrared imaging to homes across Colleyville and North Texas.

Temperature Tells the Truth

Infrared imaging surfaces the hidden conditions that visual inspection can miss.

💧

Hidden Moisture

Cool signatures that reveal water intrusion and damp areas behind walls and ceilings.

🌡️

Energy Loss

Air leaks and thermal bypasses that drive up heating and cooling costs.

Electrical Hot Spots

Overheating breakers, connections, and components before they fail or spark.

🧊

Insulation Gaps

Missing, thin, or wet insulation that shows up clearly in the thermal image.

A Deeper Layer of Confidence

A standard inspection is thorough, but the naked eye can only see the surface. Infrared imaging adds a second layer — one that catches problems in their early, hidden stage.

Hidden moisture caught early prevents mold and rot. An overheating electrical connection caught early prevents a fire. Missing insulation caught early saves you money every month you own the home.

It's non-invasive, adds real depth to any inspection, and often surfaces the one issue that would otherwise have stayed hidden until it became expensive.

Thermal Imaging FAQ

What does thermal imaging detect?

A thermal camera reads surface temperature differences that point to hidden conditions — moisture behind walls, missing or wet insulation, air leaks and energy loss, and overheating electrical components. These often aren't visible during a standard visual inspection.

Is thermal imaging invasive?

No. It's completely non-destructive — the camera simply reads surface temperatures, so nothing has to be opened or damaged to reveal what's behind it. It's one of the most powerful non-invasive tools in a modern inspection.

Should I add it to my home inspection?

If you want an extra layer of confidence, yes. Infrared imaging frequently surfaces issues — hidden moisture or an electrical hot spot — that a visual-only inspection would miss, and catching those early can save significant money and risk.

Should I attend the inspection?

Yes — we encourage it. Being on-site lets you see any findings firsthand, ask questions in real time, and understand the home as we go. Combined with the plain-language report, it's one of the best ways to truly understand the property.
